WHAT WE OFFER

At Western Pacific Funds Investment Inc., we specialize in providing flexible, short-term mortgage solutions for borrowers who may not meet the strict requirements of traditional institutional lenders. With a seasoned team of underwriters and real estate specialists, we structure loans tailored to the unique needs of each client—whether it’s for acquisition, development, construction, bridge financing, or subordinated debt.

Drawing on years of industry experience, we move quickly—often issuing commitment letters within days—and can fund approved loans in as little as 8 business days from receiving a complete application package. Loan amounts typically range from $200,000 to $1.5 million, with terms from 3 to 15 months, and either amortizing or interest-only payment structures. Amortization periods can extend up to 25 years.

We lend primarily in urban centers across British Columbia, offering up to 75% loan-to-value (LTV) in-house, and up to 85% LTV through our extended network of private lenders and Mortgage Investment Corporations (MICs).

If our in-house options aren’t the right fit, we also work closely with a trusted network of mortgage brokers who bring extensive expertise—from residential lending at major institutions to more complex deals involving construction, mezzanine, and interim financing—ensuring you get access to the solution that best fits your goals.
