Our Investment Philosophy

Built on +60 Years of Lending Expertise

In the 1960s, Dalaila and Johnathan McHarg had accumulated modest savings and sought a way to preserve their capital while earning a reasonable return. Having grown up during the Great Depression, they had witnessed the devastating effects of bank failures firsthand. They wanted an investment that was more secure than a bank, could generate a reliable income stream, and offered better returns than CDs or GICs, which they felt carried similar risks.

It was during casual bridge games with a small group of friends that Johnathan met a successful real estate investor who became his mentor. One key lesson stood out: invest only in opportunities where you can control the underlying security in the event of default, and where that security cannot be moved. This principle resonated deeply with Johnathan and Dalaila, leading them to conclude that conservative private mortgage lending was the ideal strategy. While banks could fail, land remains.

They further recognized that by focusing on loans secured by residential properties in well-populated areas—with strong property sell-through rates—and avoiding development projects, they could generate consistent returns. In the rare event of default, they believed they could recover principal by selling the property at or above the loan value.

1960

Jonathan began building houses. He built everything from houses to commercial retail spaces and apartment buildings, known for his ability to construct even the most intricate structures.

1980

Acquisition of North Shore properties, with comprehensive renovations of older apartment buildings and houses.

1998

After renovating and selling several apartment buildings on the North Shore, Michael McHarg began building his own mortgage portfolio.

2010 to Present

Two mortgage trusts have now been launched, and WPF currently serves over 450 investors through its mortgage investing business. The last of sixty-seven homes built in BC, has been sold.
